It's all about the Client - Relationships Matter
It has been a busy few weeks for The Cash Team (Who said the market was slow?). We listed 2 homes and had contracts on both homes in just a week, plus we got an offer on yet another one of our listings and it is now under contract as well. This, while working with four different buyers, I would say that we have about all we can handle at this point. Anyone who thinks this business is easy is sadly mistaken.
Real estate can be tough but at the same time rewarding. It's not all just finding a buyer or a seller. There is so much more to it than that. Making sure that you understand your client's needs and concerns, taking time to communicate with them on a daily basis, and ensuring all the little details are completed. Making sure that your seller's understand the importance of pricing their home right the first time, preparing the adverts, pictures (pictures) and more pictures, going over the different items that need to be cleaned up or repaired. For the buyer's side, making sure that your clients are prequalified, finding their requirements, browsing hundreds of homes to narrow down within their specifications, showing homes of interest, and helping the clients to prepare an informed offer by preparing a CMA for them. And so much more!
Once the contract negotiations start you struggle to get the right offer for your seller; the right price for your buyer; schedule home inspections, appraisals, and work with the other agents and repairmen to get work done on homes that need it. Oh, and of course stay in contact with the Mortgage Broker, Title Company and last but certainly not least, your clients. It is making sure the wording is correct on the contract. Keeping your clients from stressing out over low ball offers (or lower offers) and explaining why it is difficult to get full price in today's market or (on the buyer's side) why we could not get a better deal in today's market. It can get rather intense in this business at times. Our problem is we get to know everyone as a friend and want the best we can get them and really stress about it, since they are now a friend. I guess that is the upside as well. This business is about making lasting relationships is it not?
Now, we are not so naïve to count our chickens before the eggs hatch as we once where, but beyond the day to day operations currently ongoing, my mind starts to look for the next listing. We like to keep 4 - 6 listings at any given time. Some of you may think this is a low number, but our philosophy is that no client gets treated any different than another - each gets the care and attention that we would want if we were on the other side of the table. Right now that is 4-6 Listings and 4-6 Buyers at any given time. Sometimes less is more if you know what I mean.
Pam and I did not get into the Real Estate Profession to make millions, we got into this because we enjoy helping others and especially helping Soldiers and their families. Fortunately for us, we would survive if we did not make a sale for many months thanks to the investments we made and our retirement from the Army. I think this helps us to stay focused in a sense and keeps us from overlooking the little things just for the sake of a sale. In the end, purchasing or selling of a home is one of the largest decisions and financial transactions that people will make in their lives - we want to make sure that they are satisfied and taken care of during and after the sale.
After all - as the title states: It's all about the client!
